Building’s rehabilitation in Brazil is a little explored field by the civil construction sector, having the objective of general improvement of a building through conservation and performance intervention. It is justified, among other reasons, by its low cost in comparison to a new construction and the aspects of environmental sustainability and patrimony preservation. It is of fundamental importance the conservation state evaluation to identify anomalies and propose interventions that contribute to raise of the life cycle of the functional elements of the building. The Federal Institutions of Higher Education (Instituições Federais de Ensino Superior – IFES) have a considerable construction park and one of its physical space management difficulties is the establishment of an objective priority criteria. The finality of this work is the development of an evaluation method to determinate the rehabilitation needs and define the its priorities as a support tool to the IFES construction park managers on decision taking, named REAB-IFES. Methodologically, it was taken the option for the adaptation of a Portuguese method elaborated by the Civil Engineering National Lab (Laboratório Nacional de Engenharia Civil – LNEC). The application field was five buildings of Goiás Federal University (Universidade Federal de Goiás – UFG), in the city of Goiânia, built between 1960 and 1980 and selected between those which present the most number of maintenance services in the last five years. These buildings were divided in three parts: structure and cover, internal and external elements and facilities. Twenty functional elements were established for the building’s evaluation. The gravity of the anomalies, the conservation anomalies and the functional elements performance were evaluated. The inspection was executed visually and the filling of evaluation records was done through a Excel® spread sheet. As the main results, from the formula, there are the definition of rehabilitation levels of each building, the priority of intervention for medium and severe anomalies of each building and the priority between the selected buildings. The rehabilitation needs of those pointed to “medium rehabilitation” for all buildings. For the functional element structure and cover, the anomalies had an average of 22,5%. As for the internal and external elements, the average was 60,4%, while the anomalies found in the facilities functional element had an average of 92%. The bigger anomalies are found in the electrical facilities, fire combat, gas, hydraulic and sewers.
