Subsídios para o desenvolvimento do produto no mercado imobiliário mediante indicadores de oferta

Resumo

One of the main objectives of studying urban economy is to provide data for public and private sector about consumer´s behavior when choosing an estate. This work aims to analyze the housing supply in the city of Goiânia, focusing in the varieties that influence in the success of the ventures and showing tendencies of these varieties. The market´s characterization was done from a database collected with ADEMI‐GO and CRECIGO with data since 2005 to 2012. The methodology used, analyzed the neighborhoods that showed attractiveness for constructers, developers and investors, such as attractiveness for the consumers in terms of sale velocity. The analyses of the results shows the indicators found for the eight neighborhoods, such as: typology, number of bedrooms, total of unities, value of selling per area, garage per apartment, unity per floor, private area, besides a general analyses of the local market scenario. The results of this research serve as a database for personal consults, directions for new investments, and marketing strategy in the housing area to constructers and developers, in the same way it provides a base for complementary studies in the real estate market of the city.
