With a more demanding consumer and a significant range of products on the market, the construction companies invest in efforts to increase the quality of delivered products and reduce waste. The use of techniques developed in principle for manufacturing may be an attempt to increase labor productivity, reduce waste and increase the quality of the delivered product. Kaizen Costing is a cost management system that has the function of maintaining the project's target cost and systematically implementing ways to reduce it. The general objective of this work is to propose guidelines based on the Kaizen Cost to improve the productive cycle of housing. For the proposal of guidelines, the research also sought to study the current and viable productivity of the teams through statistical analysis, to build scenarios of process optimization through computational simulation and to compare the production costs of the optimization scenarios. The research strategy chosen was the case study, which was carried out in an enterprise of repetitive housing units. The philosophy of the lean thinking was used to help the understanding of production times and the use of the concept of future state studies. From the labor productivity study, it was possible to quantitatively estimate the improvements for a new team pace. The computational simulation allowed to analyze the improvements in the productive system and to assist in the generation of a new cost of production considering the chosen services: internal and external coating in mortar and subfloor. The results point to improvements related to the adjustment of the discontinuities practiced in the planning of the work and balance of performance between the teams. In a dynamic and competitive market, understand the consumer’s needs becomes imperative to define the product. Flexible spaces are capable to get adapted to a larger number of users, with different necessities in distinct moments of their housing career. This study has the will of investigate and analyze the real state’s production of the market of Goiás and the project’s flexible, considering a joint analysis of its socio demographic attributes that characterize the consumer’s behavior. It is a descriptive research and the methodology used for obtain the data and results was divided in three stages. The first stage was the theoretical review of the pertinent subjects, setting a bibliographic search. The second part corresponds to getting the data at the same time as the documental research, divided in three parts, on brazilian consumer’s profile, witch source was the information from IBGE, data collected at ADEMI-GO and at the design offered by the Goiás’ real state. The third and last part refers to a case study, where was rated an enterprise that belongs to the statement with the biggest flexible potential, covering also space and users. The analysis came from the gathering of information of the construction company and its departments, with the search of modified unities and through interviews and questionnaires that are about family life cicle, satisfaction and home choice, housing mobility and changes made at the house. Was observed that the Brazilian profile had been changed also sociodemographic, reflecting on it’s way of residing. On the market of Goiás was observed the predominance of smaller apartments, with more selling on 2 and 3 bedrooms types, and estimated 50 to 90 m2 area, that represent together 80% of this segment. The market already practice flexible on the homes, being the most frequent modifications the ones referent to a neutral ambient between the sectors: the reversible room; the bathroom between two bedrooms, usable as a “suite”, the kitchen with a bigger wall shared with the living room, making the integration or separation possible. The size that gives the biggest possibility of flexible, in the areas proposed by the study are 120 to 150 m2. Can be concluded that the project’s flexible is indispensable by the building market consumer’s demand of the studied population, since it attends a larger number of users, even in the purchase, in adaptation to the individual needs or in reselling this one or another dweller profile.Item Análise de estratégias para melhoria do conforto térmico em salas de aulas(Universidade Federal de Goiás, 2016-08-31) Chaves, Victor Leandro Arantes; Brandstetter, Maria Carolina Gomes de Oliveira; http://lattes.cnpq.br/8038795637292636; Harbich, Loyde Vieira de Abreu; Silva Júnior, Leônidas Albano da; Labaki, Lucila ChebelThe unsatisfactory thermal performance of buildings belonging to higher education institutions in Brazil cause users discomfort in classrooms and affect student performance. To ensure the well- being to the user, the use of mechanical systems for cooling of environments such as the use of air conditioners is necessary to reduce air temperature indoor, by one hand, and increase the energy expenditure of the building by about 50%, by the other side. This study analyses thermal comfort and energy efficiency in the School of Civil Engineering and Environmental UFG through measurements "in loco" and the perception of the users as well as by computer simulation. The methodology consists of: a) analysis of architectural design; b) lifting climatic summer data on air temperature and humidity within the classroom, and the views of users in three different situations - with open windows and doors and on evaporative air conditioner, open windows and doors and natural ventilation, and windows and doors closed and air conditioning on -; c) treatment of climatic data; d) comparison of the collected results and the perception of the users; e) evaluation thermal energy by computer simulation and prescriptive method of RTQ-C. They interviewed 200 users. About 83.3% of respondents were dissatisfied in the situation with natural ventilation, 68.5% in the situation on evaporative air conditioner and 70.2% in the situation with air conditioning on. Although the results suggest that the situation using air conditioners is the most comfortable, the number of users who feel uncomfortable is very high in all situations, not meeting the levels recommended by the ISO 7730 (2005).Item Análise de solicitações de assistência técnica em empreendimentos residenciais como ferramenta de gestão(Universidade Federal de Goiás, 2013-04-30) Cruz, Daniel Cupertino da; Brandstetter, Maria Carolina Gomes de Oliveira; http://lattes.cnpq.br/8038795637292636; Brandstetter, Maria Carolina de Oliveira; Carasek, Helena; Granja, Ariovaldo DenisDue to the emergence of several pathologies early detected in buildings, arises the need for increasingly detailed studies on the management of construction processes and failures that are being committed in several stages of an implementation project. Today the big difference for building companies is having the pursuit of customer satisfaction, the concepts of quality and performance often overlooked. Due to the competitive market, the improvement of services and production systems used, constitute the main challenge for companies, seeking for a balance regarding to the production cost, customer satisfaction and performance/ quality. Within this context, this article aims to analyze the databases of technical assistance to engineering firms within the city of Goiânia, as a way to get, through quantitative data, the main services that have higher incidences of requests and propose ways for data analysis. It was sought to conduct a conceptual study of important themes for after-work, being these ones the building maintenance, the structure and activities pertaining to the after-work and pathological manifestations. First it was conducted a survey of data on construction companies in Goiania, to obtain parameters on the form and level of development of the After-Work Department of the companies. Upon the completion of this survey, in a second step, two companies were chosen to carry out the case study, which consisted on data analyzis of the technical assistance performed, and the identification of services with higher incidences. These datas were treated in a quantitative manner and tabulated by Pareto Charts. In a third step, it was proposed a data analysis through FMEA tool, analyzing the severity, the possible costs and complexity of intervention of pathological manifestations detected, in order to obtain a better understanding over the priority risks in technical assistance. According to the results obtained in the case study, it was found that the main services that generates requests for technical assistance within the after-work services are hydro-sanitary facilities, with a percentage of 28% for Company A and 19% for Company D, followed by the services of wooden frames (doors) with a percentage of 14% for Company A and 27% for Company D. According to the origins of the occurrences of requests for technical assistance, it was observed that 44% of pathological manifestations can be detected under the implementation phase of the project. According to the FMEA analysis, it was found that 49% of the requests for technical assistance provided by the companies have low risk priority. As a tool for the After-Work Department, it was developed a dynamic management table to register the requests for technical assistance, in order to assist engineering firms in structuring such department. Through this research, it can be concluded that the increase of knowledge in relation to the data of technical assistance provided in the After-Work, is a great source of information and, such data when recorded correctly, provide benefits beyond the reduction in maintenance costs, like the benefits of customer satisfaction and improvements in future endeavors.Item Medição de produtividade na fabricação e montagem de estruturas pré-moldadas em concreto para apoio ao planejamento de curto prazo(Universidade Federal de Goiás, 2012-08-27) Cruz, Weslley Machado da; Brandstetter, Maria Carolina Gomes de Oliveira; http://lattes.cnpq.br/8038795637292636; Araújo, Daniel de Lima; Marchiori, Fernanda FernandesThe ever-increasing level of competitor efficiency and client’s requirement has led corporations to seek to improve their performance. Despite the efforts of academics, the use and understanding of management systems, particularly the concepts and practice of the performance measurement are not systematically applied largely by construction companies. The absence of adequate measures associated with corporate strategies has been identified as one of the greatest weaknesses in the management of the same. Due to the scenario and the lack of application of this theme under construction precast concrete technology, the objective this paper is to establish a system of measuring productivity in manufacturing and installation of precast concrete structures to shortterm planning support. This research is defined as an action-research conducted within a company producing structures precast concrete, located in Goiânia city metropolitan area, covering three cases studied. The work initially sought to develop a performance measurement system based on the deployment of productivity indicators related to services running and then adjust this measurement system to schedule both the factory and the construction site setting in supporting planning decisions and control for the company. Among the results of the study confirmed the subsidies planning phase of the construction with the indicators found, suggesting the reformulation of project planning from the consideration of performance measurements, and effective control of management processes.Item Relação do custo e desempenho térmico das envoltórias em habitações de interesse social(Universidade Federal de Goiás, 2019-08-30) Iskandar, Raphaela; Brandstetter, Maria Carolina Gomes de Oliveira; http://lattes.cnpq.br/8038795637292636; Brandstetter, Maria Carolina Gomes de Oliveira; Campos, Marcus André Siqueira; Harbich, Loyde Vieira de AbreuThe investments and researches in energy efficiency increased over recent years, when developing and developed countries are studying and committed to change their policies, in search of economy and sustainability. Following this, the construction industry received significant energy efficiency investments, which the main focus was the envelope improvement the envelope. Research shows that envelope performance assessment provides a better energy efficiency, and many countries have bet on it being as the key to energy efficiency progress in their countries. So, the aim of this study was to determine the best cost benefit between different design alternatives of a social housing in Goiania, Goiás. This kind of housing is popular because of their low cost, however their construction still calls for different strategies to improve their thermal performance. To develop this research, a specific social housing design was chosen and the scenarios were created by changing the envelope materials. The energy analysis was performed with the Energy Plus® and the results shows that is possible to improve the thermal performance of a building without increase its budget. 7 among 16 scenarios show better cost benefit than the original design. The main objective is to propose guidelines for the executive project in order to minimize the differences between the project and the work through BIM platform. The proposed screening method is divided into two steps. The first was done a survey on construction sites of buildings multipavimentos to identify problems arising from the project and highlight the importance of the research context. The second seeks to identify the benefits of BIM platform with reflection in the work. The results obtained from the studies we have that: BIM platform has numerous advantages to the design process when applied correctly and mastery of their tools compared to two- dimensional process without parameterization. Even with all these advantages, the barriers to deploying this platform still will lack time to translate them. It might also infer that the need of the executive project is the internal customers - builders - not the contractor (finished project). Building’s rehabilitation in Brazil is a little explored field by the civil construction sector, having the objective of general improvement of a building through conservation and performance intervention. It is justified, among other reasons, by its low cost in comparison to a new construction and the aspects of environmental sustainability and patrimony preservation. It is of fundamental importance the conservation state evaluation to identify anomalies and propose interventions that contribute to raise of the life cycle of the functional elements of the building. The Federal Institutions of Higher Education (Instituições Federais de Ensino Superior – IFES) have a considerable construction park and one of its physical space management difficulties is the establishment of an objective priority criteria. The finality of this work is the development of an evaluation method to determinate the rehabilitation needs and define the its priorities as a support tool to the IFES construction park managers on decision taking, named REAB-IFES. Methodologically, it was taken the option for the adaptation of a Portuguese method elaborated by the Civil Engineering National Lab (Laboratório Nacional de Engenharia Civil – LNEC). The application field was five buildings of Goiás Federal University (Universidade Federal de Goiás – UFG), in the city of Goiânia, built between 1960 and 1980 and selected between those which present the most number of maintenance services in the last five years. These buildings were divided in three parts: structure and cover, internal and external elements and facilities. Twenty functional elements were established for the building’s evaluation. The gravity of the anomalies, the conservation anomalies and the functional elements performance were evaluated. The inspection was executed visually and the filling of evaluation records was done through a Excel® spread sheet. As the main results, from the formula, there are the definition of rehabilitation levels of each building, the priority of intervention for medium and severe anomalies of each building and the priority between the selected buildings. The rehabilitation needs of those pointed to “medium rehabilitation” for all buildings. For the functional element structure and cover, the anomalies had an average of 22,5%. As for the internal and external elements, the average was 60,4%, while the anomalies found in the facilities functional element had an average of 92%. The bigger anomalies are found in the electrical facilities, fire combat, gas, hydraulic and sewers. In addition, the government has been encouraging the growth of this market, reinforcing the need for scientific development in this area. The research method adopted is supported by Target-Costing as a strategy for the development of actions that results in higher value for social housing. A few paper have been developed in Brazil based on this method and even in the international scenario the theme is still in consolidation. This work is the first one held in the state of Goiás. The general objective is to propose actions based on Target-Costing for the improvement of social housing. This objective has a main aspect involving the investigation of what is value for the client. The research was conducted via a case study of a construction company that works exclusively in the social housing market. To identify the value for the client it was necessary to analyze three different data sources: (1) market research to identify the prospective client; (2) technical assistance on homes delivered and (3) client satisfaction. The results showed a predominance of families aged up to 35 years with children in socio demographic profile of prospective client. It was possible to identify the main causes of the items generating more requests for technical assistance: infiltration, coating, hydro sanitary installations, coverage and electrical installations. It was also noticed that some clients use the house for working and some of them personalize the external area. The results allowed to analyze the extension of the applicability of the principles of Target-Costing at the construction company studied and the proposition of actions for improving social housing focusing on the design thinking process and the quality of execution.Item Análise das causas e do impacto financeiro de contratações adicionais em obras públicas(Universidade Federal de Goiás, 2015-07-28) Ribeiro, Hélen Regina de Oliveira e; Brandstetter, Maria Carolina Gomes de Oliveira; http://lattes.cnpq.br/8038795637292636; Brandstetter, Maria Carolina Gomes de Oliveira; Campos, Marcus André Siqueira; Carvalho, Michele Tereza MarquesThe creation of the Program - Programa de Apoio à Reestruturação e Expansão das Universidades Federais (REUNI) - together with the large represed demand, to the low number of technical and political pressure to meet deadlines, caused the Universidade Federal de Goiás (UFG) chose to outsource project design and execution of new works. The project contracting and execution of public works needs prior bidding procedure. The large volume of works and contracts raised increase in hiring additives. Although the regulatory government agencies consider the additives one of the main reasons for over invoicing and overpricing in public works, your contract can not be synonymous with public funds embezzlement. On the other hand, hiring is legitimate and additives provided by law. This study aims to make a analysis of the main factors that led to the hiring of additional services in new works construction contracts within the Universidade Federal de Goiás (UFG). The research is based on analysis of 42 new process works contracts, all for global price regime, contracted and completed between the years 2010 to 2014 and resulting from procurement modalities Pricing and Concurrency Taken. For the analysis of the justifications presented by the tax works, it was possible to identify the main factors and classify them into two parts. The first, relating the factors resulting from procedures failures of the elaboration of the basic projects, and the second, the factors linked to changes due to needs arising after contracting the work. The cauting of values and impacts corresponding to each of the factors indicated that most of the justifications of additives contracts (79,36%) is shed changes due to needs arising after contracting the work, indicating that most of the increases were carried out in accordance with the laws force for conclusion of such contracts and additives. The results achieved may assist Senior Management in the planning and distribution of resources to expand the physical space; demonstrating the impact of additives on two aspects. The analysis showed that the legality of the contracts additives met the legal requirements, and that most of the increases values have not altered the bidding modality. This analysis enabled us to verify which items had a higher incidence of contractual changes. Finally, this study opens new prospects for research related to analysis of public works budgets, aimed at continuous improvement of the project design process, hiring and supervision of public works and also contributed to the decrease in research gap in the topic.
