Resumo
Rapid urban growth in Brazil has created significant challenges for urban infrastructure, affecting quality of life, particularly in social housing developments. This study examines the environmental quality of urban infrastructure in the Palace São Francisco Condominium, located in Senador Canedo (GO), using Brazilian sustainability assessment methodologies for social housing — MASP-HIS and Selo Casa Azul + Caixa — to inform sustainable guidelines. The study adopted a qualitative-quantitative, exploratory, and propositional case study approach, combining literature review, document analysis, field data collection, and partial application of MASP-HIS and Selo Casa Azul + Caixa checklists during site visits, followed by data mapping and guideline development. The findings revealed structural deficiencies and environmental impacts on urban infrastructure, including high levels of soil impermeabilization, a precarious sanitation system based on individual septic tanks, a lack of green infrastructure, the absence of water and energy efficiency measures, waste accumulation points, and peripheral location with limited access to urban services. Based on this assessment, environmental requalification guidelines were proposed, including decentralized sewage treatment (biodigesters), rain gardens for stormwater management, increased vegetation cover and tree planting, and energy efficiency measures. Thus, the study provides technical and methodological support for public policies aimed at enhancing social housing infrastructure. It demonstrates that a structured diagnostic assessment is crucial for effective interventions and offers a replicable methodological model for the environmental requalification of other social housing complexes in Brazil.
